Despite being one of Boston’s smallest neighborhoods, we see similar dynamics as in other neighborhoods. Less inventory and properties selling more quickly than last year.
Compared to 2009 properties are:
- Selling for slightly less: Median price is down 4.11% to $490,000. Median price per square foot down 1.25% to $693.03
- Time on the market before they go under agreement: Down from 126 to 105 days.
- Available inventory continues to be at historic lows down…down 13%
- All this despite sales being down 6.82% to 164 units.
While sales and median price are down. Days on market is also down. So those homes that showed well and were priced right from the start did sell and did so more quickly.
